For PGs, hostels and co-living in India
Every bed, every rupee, every complaint. On your phone.
ManaBasa keeps track of who sleeps in which bed, who has paid this month, and what is broken and how long it has waited. Your residents get an app of their own for their bills, receipts, complaints and tonight's dinner.
- One PG or several
- A separate app for residents
- Android and iPhone
Close the rent notebook.
Most PGs run on a register, a WhatsApp group and a phone full of payment screenshots. Each one works until the month it doesn't.
-
The rent registerBills that go out on their own
Each resident's bill is raised on schedule, with electricity added from the meter readings. You see who has paid, who is late and by how many days.
-
The bed chart on the wallFree beds, not just free rooms
Every bed shows whether it's taken, free, held for someone moving in, or about to free up because its resident gave notice.
-
The WhatsApp groupComplaints with a deadline
Residents raise a complaint in their app. It lands in a list sorted by how far past its target it is, so nothing waits quietly.
-
The screenshot folderEvery payment matched to a bill
Record cash, UPI or a bank transfer and it clears the oldest bill first. The resident sees a numbered receipt in their app.
-
The photocopy fileID and agreements on file
Collect ID photos, verify them, and get the agreement signed in your own wording before the resident moves in.
-
Calling everyone one by oneNotices people acknowledge
Post a water cut or a rule change once. Residents read it in their app, and you can ask each of them to acknowledge it.
Your whole PG, room by room.
For you and the people who run the place with you. Open it in the morning and it tells you what needs you today.
Good morning, Lakshmi
-
Beds, not just rooms
Rent plans per sharing type, beds you can block for repairs, and holds that lapse on their own.
-
Enquiries to bookings
Log who called about a bed and every follow-up, then book them straight into the bed you showed them.
-
Move-in, start to finish
Invite the resident by phone number, then collect their ID, the signed agreement and the deposit before check-in.
-
Deposits and checkout
Agree a non-refundable part and a lock-in at move-in. At checkout, record the inspection, deduct damages and settle the refund.
-
Move between beds
Shift a resident to another bed or another of your properties, at a new rent if it changes, with their history intact.
-
Electricity by meter
Enter the sub-meter readings and the units used are added to the next bill, line by line.
-
Food and visitors
Publish the week's menu with meal times, and keep a log of who came to visit and when.
-
Wi-Fi by room
Say which rooms each network covers. Change a password once and only the right residents see the new one.
Everything they used to call you about.
Each resident gets the ManaBasa app with their own room, bills and requests in it. Fewer late-night calls about the Wi-Fi password.
- See bills and receiptsWhat's due, what each charge is for, and a receipt for every payment.
- Raise a complaintAnd follow it until it's fixed, or reopen it if it isn't.
- Check the menuSee the week's meals and rate one after it's served.
- Get the Wi-Fi passwordOnly for the network their room is on.
- Expect a visitorSo the warden knows who's coming.
- Read noticesWater cuts, pest control, rule changes.
- Keep their papersThe agreement and ID documents, on their phone.
- Give noticeAnd see what comes back from the deposit.
Residents see their own things and nothing else. Your staff's notes on a complaint stay with your staff; the resident sees "being worked on".
Hi Karthik
Every rupee, accounted for.
Residents pay you the way they do today. You record it in a few taps, and the books keep themselves straight.
Cash, UPI or bank transfer
Record what reached you, with the UPI or bank reference. A double tap on a slow connection still records it once.
Oldest bill first
A payment clears the oldest open bill, and anything extra stays on the resident's account as credit.
Receipts your accountant will accept
Numbered by property and financial year, with no gaps in the series.
Nothing is quietly changed
A correction is a new entry, never an edit, and every change records who made it.

Built for the way PGs are actually run.
-
You run one PG yourself
You're the owner, the warden and the accountant. ManaBasa is the register you no longer have to keep.
- Today's problems on the home screen
- Bills raised without you
- Reminders to late payers in one tap
-
You run several
Switch between properties, or see the money across all of them at once. Each keeps its own rent plans, receipt series, menu and Wi-Fi.
- One login for every building
- Move residents between properties
- An agreement format per property
-
You have a manager or warden
Each staff role sees what it needs. A warden handles rooms, complaints and visitors, and the money screens stay out of their app.
- Roles from manager to cook
- Access limited to their properties
- Complaints assigned to a person
Your residents' details, kept where they belong.
A PG holds ID documents, phone numbers and money for dozens of people. These are the rules the apps are built around.
Residents see only their own stay
Their bills, their complaints, their documents. Another resident's bill simply isn't there for them to open.
Staff notes stay with staff
Internal notes on a complaint are removed before anything reaches a resident's app.
Wi-Fi passwords by room
Shown only to someone living in a room the network covers, and every time it's shown is logged.
A ledger that isn't edited
Money entries are only ever added. Mistakes are reversed by a new entry, with the name of whoever made it.
Your rent stays yours
ManaBasa records payments. It doesn't collect, hold or pass on your money.
Sign in with a code, not a password
Owners, staff and residents sign in with a one-time code sent to their phone. Signing out ends the session for good.
Set up in an afternoon.
You don't have to wait for the 1st of the month. Start with the residents you already have.
Leave your number
We call, talk through your PG, and open your account. You sign in with a code sent to your phone.
Set up your building
Your business details, then floors, rooms and beds, the rent for each sharing type, and your agreement wording.
Bring in your residents
Book each one into their bed and invite them by phone. Residents already living with you start in ManaBasa from the day you add them.
Run it from one screen
Bills go out on schedule. Late rent, expiring holds and overdue complaints wait on your home screen.
What owners ask us first.
Something else on your mind? Ask us when we call.
What is ManaBasa?
Two phone apps for running a PG or hostel. The owner app is for you and your staff: rooms and beds, residents, bills, payments, deposits, complaints and the daily running. The resident app is for the people living with you.
Can residents pay rent in the app?
Not yet. Today residents pay you the way they already do, by cash, UPI or bank transfer, and you record it in your app. They see the bill and the receipt in theirs.
Paying from the resident app straight into your own bank account is being built.
I have more than one PG. Can I see them all?
Yes. Switch between properties, or look at money across all of them at once. Each property keeps its own rooms, rent plans, receipt series and agreement format.
What about the residents already living with me?
Add them with their bed, rent and deposit. Their stay in ManaBasa starts on the day you add them, so keep your old register for the months before that.
Do my residents have to install an app?
They get the most out of it if they do, because that's where they see bills and receipts, raise complaints and check the menu. Residents who don't can still pay you in cash, and you record it in your app.
Can my warden use it without seeing the accounts?
Yes. Each staff member has a role and a list of properties. A warden handles rooms, complaints and visitors, and the money screens stay out of their app. Adding staff yourself from the app isn't built yet, so tell us who they are when you get started.
Do I need a computer?
No. The owner app and the resident app both run on Android phones and iPhones.
How do I get started? Is there a demo?
Leave your name and number below. We'll call to show you the apps, open your account, and help you set up your first property.
Spend less time on the register. More on the PG.
Tell us about your PG and we'll set it up with you, including the residents already living there.
- 1We call you to talk through your PG.
- 2We show you both apps on your own phone.
- 3We open your account and set up your first property together.
